We provide a complete range of services, right from society formation and registration, day-to-day society administration, consultancy and even assistance with redevelopment.

Formation of society


We undertake the formation and registration of your society under the Co-operative Act with the Deputy-Registrar of Co-Operative Societies. In instances where the builder or developer has failed or neglected to complete the registration process, we will be able to complete the process even without the builders or developer’s co-operation.

Consultancy services


Our consultancy services include facilitating with the managing committee to handle the affairs of the society in accordance of the defined Acts and Laws and compliance of all statutory requirements within a stipulated period of time provided by various authorities. The key aspects of our consultancy services are as below:

  • Consulting and guidance on the various issues related to society management and internal and external affairs of the society.
  • Maintenance of statutory registers (i.e. Share Register, Form ‘J’, Form ‘I’ Register, Property Register, Sinking Fund Register, Investment Register, Petty Cash Register and Bank Book etc.)
  • Drafting and/or reviewing minutes of the managing committee meetings.
  • Checking and verifying transfer documents to effect the transfer.
  • Checking and verifying ‘Leave and License’ documents.
  • Preparation of letters to members and others general correspondence.
  • Ensuring the filing of the TDS, Income Tax and GST Returns within thestipulated time.
  • Auditing the Accounts
  • Preparation of Annual Report.
  • Organizing the Annual General Meeting, including publishing the required notice and the agenda
  • Drafting of AGM (Annual General Meeting) minutes.
  • Preparation of Audit Rectification Report and submission to Deputy-Registrar Office
  • Online registration and online mandatory return filing (mandatory as per new bye-laws.)

For the above activities, periodic visits at society’s office are made by our representatives /associates as required.

Managing of society


We provide well-qualified and trained society managers with vast working experience with co-operative housing and/ or commercial societies. Their services could be either full- time or part-time according to the requirement of the society. Their activities are monitored by our office and necessary support is provide to them to fulfill their obligation efficiently.

The duties of a society manager include the following.



Regular Activities
  • Delivery of maintenance bills to the all society members
  • Handling bank deposits of both cheques and cash
  • Preparing vouchers and issuing cheques towards payment of outgoing expenditures to various authorities such asBSES, BMC, TV Channel Operator, maintenance of lift/s, plumbing, electricals, security, etc., according to the instructions of the office bearers.
  • Deduction/payment of taxes, like TDS, -income -tax, GST, etc.
  • Providing data for thefiling of TDS, income tax,and GST returns.
  • Prepare ‘Petty cash vouchers’ and to maintain aregister of the same
  • Drafting of letters to members and others general correspondence.
  • Liaisoning/dealing with Security Supervisors, REL, BMC, Auditors and other agencies
  • Maintenance of statutory registers (i.e. Share Register, Form ‘J’, Form ‘I’ Register, Property Register, Sinking Fund Register, Investment Register, Petty Cash Register and Bank Book etc.)
  • Maintaining other registers for water charges, electricity charges etc.
  • Attending to members complaints and taking actions as instructed by the office bearers
  • Responsibility for maintenance of societies common space electricals, plumbing and well as other general maintenance. Miscellaneous and major repairs etc.

Additional Activities
  • Drafting of MCM notices and minutes.
  • To receive and accept transfer documents and ensure implementation of transfer procedures.
  • To receive and accept Leave and License documents ensuring compliance with procedure
  • Follow-up for the Audit of the Accounts
  • Preparation of Audit Rectification Report and submission to Dy-Registrar Office

Biling And accounting


We provide billing and accounting services on a monthly and quarterly basis. We have our own software for in-house accounting and also do on-site accounting work. We have atie-up with ‘Adda Apartment’ for online accounting system, where members can access their details. This system has a web access as well as it is a Mobile app.


The accounting work comprises of the following:
  • Cash and Bank Transaction Voucher Entry
  • Bank Reconciliation
  • Preparation of -computerized bill after checking the followings:
    • Any change in parking charges
    • Any change in Non-Occupancy charges
    • Any change or revision in other charges
    • Applying interest and/orpenalty to defaulters
    • Changing of unitholders/members name (if any)
  • Head wise register of bills prepared
  • Outstanding Duesand Defaulters List.
  • Finalization of Accounts,-preparation of trial balance, Income and Expenditure Accounts.
  • Preparation of the balance -sheet and finalization along with the managing committee.
  • Providing final accounts for Audit and coordinating with the auditor.

Recovery of Dues (U/Sec.101 of the MCS act)


In case a member becomes a persistence defaulter of society dues, the society can initiate action against him-/-her for recovery of dues under Sec – 101 of MCS Act 1960. We manage entire proceedings for the filing of an application under Sec-101 and obtaining recovery certificate from the concerned authority. We also handle the further procedure of recovery to be conducted by the recovery office after receipt of recovery certificate. We have a lot of experience and have managed to recover huge outstanding dues owed to - multiple societies.

Conveyance of Societies under Deemed Conveyance


We are experienced professionals in the matter of Deemed Conveyance under subsection 11 of the Maharashtra Ownership Flats Regulation of the promotion of construction, sale, management,and transfer Act 1963. We have successfully obtained the orders for more than 50 societies in Mumbai and Mumbai suburb. We are handling the entire procedure of deemed conveyance, starting from obtaining anorder to transfer of the property card. The society need not engage multiple people/ agencies for different society requirement.
